About

The Triple Lens

Success in complex development environments requires a unified approach. My work is anchored in over 35 years of multi-sector experience, providing a perspective that integrates regulatory strategy, market economics, and real-world impact.

35+ years of practice. Three constants: drive, resiliency, and integrity. One focus: what makes a client successful and what creates impact that endures.
The Regulatory Lens

Drawing on decades of leadership experience in public sector planning and economic development. Understanding the internal mechanics of local government — how decisions are made, how staff reviews projects, and how to succeed in public forums.

The Economic Lens

Refined through years as a senior analyst at Compass Lexecon, conducting economic, market, and fiscal impact analyses for corporate mergers, acquisitions, and federal regulatory filings. That foundation in high-stakes business economics sharpens every feasibility assessment and viability analysis today.

The Impact Lens

Utilizing experience evaluating urban development programs to ensure that policies and incentives are grounded in real-world results, not just intent.

Why It Matters
For Developers, Landowners & Institutions

Development projects stall for predictable reasons: regulatory uncertainty, misread approval processes, financing gaps, or misalignment between what a community wants and what the market supports. They also stall for reasons no one talks about — the unstated concerns in a hearing room, the political dynamics behind a staff report, the objection that never makes it into the record. Experience has taught me to listen for what's not being said.

I've spent 35 years learning where breakdowns happen — through scores of development projects, from small-scale residential to complex commercial and industrial, hundreds of permit reviews, hundreds of public hearings, oversight of over $230 million in TIF-funded investment, and direct management of projects like a $40 million transit center. That experience is now available to clients who need clarity before they commit capital.

For Municipalities & Public Agencies

Communities lose momentum when planning departments are stretched thin, development review processes slow down, or key leadership seats sit empty during critical decisions.

I've spent 28 years inside municipal government — managing three divisions and numerous staff, administering five TIF districts, leading corridor and downtown plans, and coordinating development review across every technical department. I understand the pressure of delivering results with limited staff and constrained budgets, because I've done it. That institutional knowledge is available to communities that need experienced support without a long-term commitment.
